On Boeing Road in Cameron Park, you check both ways for a different reason. The street is a hundred feet wide, the mailboxes stand no taller than your knee, and every so often a Cessna rolls out of a residential driveway, taxis past the neighbors' lawns, and takes off from the runway at the end of the block. This is Cameron Airpark Estates — one of the country's most famous fly-in neighborhoods — and it sits in the middle of an otherwise thoroughly livable foothill town of about 19,000 people on Highway 50, where the schools rival El Dorado Hills and the prices don't.

Cameron Park is the last stop in our 25-neighborhood guide series, and it closes the loop nicely: a real community with its own fire department, its own lake, its own retail, honest wildfire homework, and one genuinely unrepeatable party trick. Here's the full picture.

The Neighborhood Where Planes Use the Streets

Established in the 1960s around Cameron Park Airport (FAA identifier O61), Cameron Airpark Estates was engineered for airplanes as first-class residents: roughly 124 homes, each with its own aircraft hangar, on streets built 100 feet wide so wings clear parked cars, with street signs and mailboxes capped below three feet and names like Boeing Road and Cessna Drive. Residents taxi from their garages to the runway. National outlets make pilgrimages here — ABC10's Backroads and Quartz among them — because there's almost nothing else like it in America.

For most Cameron Park buyers the Airpark is a neighbor rather than an address — its hangar homes are a specialty micro-market with their own district and street-maintenance bond — but it sets the town's tone: a place with its own institutions and no interest in being a generic suburb. If you ARE a pilot, this is one of a handful of ZIP codes in the country where the commute to your plane is a driveway. We'd love to help you make that ridiculous sentence true.

How Cameron Park Works

Cameron Park is unincorporated El Dorado County organized around the Cameron Park Community Services District (est. 1963), which runs the fire department, parks, recreation programs, and waste services under a five-member elected board. It's the Rancho Murieta model without the gates: local control of the services residents feel daily, funded through the tax bill, in an open town anyone can drive into. County government handles roads and land use; the CSD handles the quality-of-life layer — and the lake.

What the Housing Stock Looks Like

Five decades of foothill build-out: 1960s–80s ranches and split-levels on the rolling core streets, 1990s–2000s two-stories, custom view homes on the ridges, some acreage at the edges, and the Airpark's hangar homes as their own category. Terrain matters here in a way flatland buyers aren't used to — slope, orientation, and view drive value street by street, and so does defensible space.

Current Prices (Mid-2026)

Cameron Park's market data moves around month to month (recent list medians printed $650,000 and $714,000 just two months apart on ~97 active listings), so treat point figures lightly. The realistic frame: most activity runs roughly $500,000–$750,000, with view and acreage customs beyond that and the Airpark micro-market higher still. That makes Cameron Park the affordable front door to El Dorado County — comparable houses one exit west in El Dorado Hills run a few hundred thousand more.

HOA & Mello-Roos Status

The classic Cameron Park street has no HOA; some newer subdivisions carry associations, and the Airpark has its own district and pavement-bond structure — so this is a check-the-specific-property town. Mello-Roos is not the norm in the older stock. The CSD's services appear through the tax bill, and as everywhere, the escrow-period tax review is the final word on any parcel's true monthly stack.

The Wildfire Conversation (Have It First)

Cameron Park is genuine foothill fire country, and we put this ahead of the amenities on purpose: get the insurance quote during your inspection period, not after. Carrier appetite varies parcel by parcel with slope, brush, and access; two houses a street apart can quote very differently, and the FAIR Plan is some buyers' reality. The CSD running its own fire department is a genuine local strength — but your insurability and your premium are property-specific homework, and they belong in your payment math before contingencies lift. Schools: The El Dorado Hills Discount

Here's the quiet math that moves families to Cameron Park: it shares school infrastructure with its famous neighbor at a meaningful discount.

The Buckeye Union School District — the award-collecting district that serves El Dorado Hills — also runs Cameron Park's elementaries and middle school, including Blue Oak Elementary and Camerado Springs Middle School in town. Verify your specific address's assignments with the district, but the district-level story is strong.

Ponderosa High School

A 9/10 comprehensive high school is rare anywhere in our 25-guide series — only the Rocklin, Granite Bay, and Folsom tiers compete — and none of those attach to $500,000s housing. Confirm whether a given address zones to Ponderosa or El Dorado High with the district before you buy; for most of Cameron Park, Ponderosa is the answer, and it's a good one.

The Lake, the Parks & the Weekend

Cameron Park Lake is the CSD's crown asset: a 56-acre lake park with a 1.1-mile shoreline loop (a local walking staple), catch-and-release fishing, tennis, a playground, picnic groves, and an 18-hole disc golf course, with CSD annual passes for residents. The CSD community center anchors year-round recreation programs, and the foothill location puts Apple Hill's farms about 20 minutes up the hill and Tahoe roughly an hour and a half — the "ski before noon" geography that sells this corridor. Red Hawk Casino sits one exit east for entertainment (and employment).

Dining, Retail & Daily Life

Unlike the rest of our Tier 4 communities, Cameron Park doesn't send you elsewhere for daily life: the Cameron Park Drive and Palmer Drive corridors carry real grocery anchors, services, and a workable roster of local restaurants alongside the chains. What it lacks is destination dining — for a serious night out, Folsom's Palladio-and-historic-district scene and El Dorado Hills Town Center run 10–20 minutes west, and Placerville's Main Street is 15 minutes east. Honest summary: you'll do your Tuesday errands in town and your anniversary dinner down the hill.

Commute & Getting Around

Highway 50 is the spine: El Dorado Hills is 8–10 minutes, Folsom about 15, downtown Sacramento roughly 35–40 minutes off-peak at ~30 miles. El Dorado Transit runs commuter service along the corridor for downtown workers. The honest asterisk is that Hwy 50 is also the only artery — a wreck at Cambridge Road or Friday Tahoe traffic backs the whole town up — and winter storm weekends add their own rhythm. There's no rail; this is a two-car town with a freeway habit.

How Cameron Park Compares

Against El Dorado Hills: same school ecosystem and corridor, minus the master-planned polish and the price tag — Cameron Park is the value play, EDH the premium one. Against Folsom: Folsom adds retail depth, Mello-Roos, and flatland convenience; Cameron Park counters with foothill lots and no-HOA defaults. Against Loomis: both are foothill-flavored school-strong towns; Loomis sells acreage and costs more, Cameron Park sells accessibility. And against Rancho Murieta: the same CSD self-governance idea — with a freeway, real retail, and no gates.

Who Cameron Park Fits

Families chasing Buckeye/Ponderosa schools on a sub-EDH budget; foothill-lifestyle buyers who still want groceries in town; Tahoe-weekend households who'd rather start an hour up the hill; Folsom/EDH workers trading ten minutes of commute for more house; and pilots, for whom the Airpark is a bucket-list address. It fits less well for buyers unwilling to do wildfire-insurance homework, transit commuters, and anyone who needs walkable urban energy.
