Stand in the parking lot at Brown's Ravine on a June Saturday and you can watch El Dorado Hills explain itself. Boat trailers queue for the two launch ramps at Folsom Lake Marina — the largest inland marina in California, with 685 slips, and it sits inside this community, not a drive away. Behind you, oak-studded hills climb toward ridgelines where the houses get bigger and the views get longer: Folsom Lake one direction, the Sierra crest the other. Ten minutes south, the fountains are running at Town Center while the Saturday farmers market sets up at the amphitheater. None of this is subtle. El Dorado Hills is the Sacramento region's executive suburb, and it looks the part.
It's also the first community in this guide series that isn't in Sacramento County. El Dorado Hills sits just across the county line from Folsom, in El Dorado County — which changes the services, the tax bill details, and a few things buyers don't expect. The median sale price runs in the high $800,000s, the highest of any community we've covered, and the market moves at its own deliberate pace: six to nine weeks on market is normal here, not the two-to-three-week sprint next door in Folsom.
The Peter Parker Team works the entire Sacramento region from our base in Fair Oaks, and El Dorado Hills is where we take buyers who've maxed out what Folsom offers and want more land, more view, or more house. Here's the honest picture: what the premium buys, how the Mello-Roos math actually works (including a piece of genuinely good news in Serrano), and the two real costs — the commute and the insurance question — that deserve eyes-open consideration.
Most Sacramento-area master-planned communities date from the 1990s or later. El Dorado Hills was conceived in the late 1950s, when Sacramento developer Alan Lindsey assembled roughly 11,000 acres of ranch land and began building one of California's earliest large-scale planned communities. The El Dorado Hills Community Services District — the special district that still runs the parks — was formed in May 1962, decades before "master-planned" became a sales brochure word.
That head start shaped everything. The community grew as a collection of named villages — Governors Village and the original west-side neighborhoods in the 1960s and 70s, then Serrano, Stonebriar, and Highland View through the 1990s and 2000s, then Blackstone, the Heritage communities, and Saratoga Estates in the 2010s and beyond. Each village has its own character, price band, and — critically — its own HOA and special-tax situation. Two homes a mile apart can differ by hundreds of dollars a month in carrying costs.
The other thing six decades bought: the best lots went vertical. El Dorado Hills occupies actual hills — rolling oak woodland rising from the lake — and the elevation gives it a view inventory no flat Sacramento County suburb can offer at scale. Lake views, Sierra views, sunset-over-the-valley views: this is the region's address for them, and the market prices them accordingly.
Single-family detached homes dominate — two-story Mediterranean and California contemporary from the 1990s–2010s build-out, custom homes on view lots, and the original 1960s–70s ranches on the west side. Lots run from standard 7,000–10,000 square feet in newer villages to half-acre-plus on custom and legacy streets. Condos and townhomes are a small slice of the market.
As of early 2026, El Dorado Hills' median sale price sits in the high $800,000s — Redfin's city-level series shows about $875,000 (up modestly year-over-year) while the ZIP-level series shows about $888,000 (down slightly). The honest summary: roughly flat at the top of the regional price ladder, with price per square foot around $367. Homes here typically see one to two offers and take six to nine weeks to sell — a slower, more deliberate market than Folsom's, which matters for both sides: buyers get negotiating room rare in this region, and sellers need accurate pricing and patience.
Entry (~$600,000–$750,000): Older west-side villages, smaller Blackstone resales, the occasional condo or halfplex. Thin inventory — this is the floor, not the norm.
Mid-market (~$750,000–$1,000,000): The bulk of the market — 1990s–2010s homes in non-gated Serrano villages, Blackstone, Stonebriar, Highland View.
Move-up ($1,000,000–$1,800,000): Gated Serrano, The Promontory, and the larger view homes.
Estate ($2,000,000–$3,500,000+): Serrano golf-course customs and ridge-top view estates.
New construction is genuinely active — Saratoga Estates and both Heritage communities are selling now, and Creekside Village, approved in February 2026, will add 613 active-adult homes plus 150 conventional units near Latrobe Road starting around 2027. Between the two built Heritage communities and Creekside coming, El Dorado Hills is quietly becoming the region's 55+ hub — a useful fact for downsizers who assumed their only options were age-restricted communities in Roseville or Folsom Ranch.

Nearly everything built here since the 1990s carries an HOA, a Mello-Roos special tax, or both. In Serrano and Blackstone, HOA dues typically run $100–$400+ per month depending on the village, and Mello-Roos funds the roads, parks, and school facilities that make these communities work. The official reference is the CSD's Community Facilities Districts page; always pull the actual parcel-level figures before writing an offer.
Here's the part most buyers don't know: Serrano's Mello-Roos has an end date in sight. The community's main CFD (1992-1) levied an average of roughly $691 per parcel in 2024/25 and is scheduled to run through 2030/31, with the school CFD zones through 2033/34 — per local analysis and Mountain Democrat reporting. Compare that with Folsom Ranch across the county line, where new CFDs can run 30+ years, and Serrano's tax picture starts looking like a feature: a buyer today is purchasing within sight of the sunset.
The counterweights: newer villages carry younger, longer-running CFDs, and the older west-side villages plus Stonebriar mostly avoid the whole apparatus. Villages, again — the address determines the math.
Three districts serve the community, and — unusual for this guide series — the story is strong across the board. The complexity here is administrative, not a quality minefield.
Buckeye Union School District covers K–8 for most of central and southern El Dorado Hills; district-wide proficiency runs about 67% in math and 72% in reading, well above state averages. Rescue Union School District covers K–8 in northern El Dorado Hills along the Francisco Drive and Green Valley Road corridors. And the El Dorado Union High School District runs the high school everyone's actually moving here for.
Oak Ridge High School
Grades 9–12 | Enrollment: ~2,375 | Address: 1120 Harvard Way
Oak Ridge is one of the top comprehensive high schools in the Sacramento region: a 97% graduation rate (state average ~87%), 19 AP courses with about 56% of students participating, and a deep athletics and performing-arts program. And it serves essentially the entire community — no attendance-zone roulette, no "which side of the boundary" anxiety. For relocating families comparing the region's school-driven suburbs, that single-campus simplicity is a genuine point in El Dorado Hills' favor: in Folsom you're choosing between two strong schools; in Citrus Heights the zone determines everything. Here the answer is Oak Ridge.
Two well-matched middle schools split the community: Rolling Hills Middle School (Buckeye Union; ~814 students, 8/10 on GreatSchools, 66% math / 78% reading proficiency) and Marina Village Middle School (Rescue Union; ~741 students, also 8/10, 60% math / 73% reading).
The elementary tier includes Buckeye Union's Oak Meadow (which also hosts the district's Mandarin Immersion charter program), Silva Valley, and William Brooks, plus Rescue Union's Jackson and Lakeview on the north side — Lakeview rates above average, and the tier as a whole tracks both districts' strong numbers.
The one verification that matters: which K–8 district your address feeds. The Buckeye/Rescue line runs street-level through the community, and while both districts are strong, programs and campuses differ. We run this check on every El Dorado Hills property our buyers consider.
Holy Trinity Catholic School — the K–8 parish school — is in El Dorado Hills itself and draws from both EDH and Folsom families. Sacramento Country Day School (Pre-K–12, independent) is about 30 minutes west for families wanting the region's college-prep independent option.
The El Dorado Hills CSD — the 1962 original — manages 530+ acres across 28 parks (park locator). The flagship is EDH Community Park, 40 acres across from Oak Ridge High: three multi-use sports fields, a fenced dog park, a skate park, playgrounds, picnic pavilions, a Teen Center, and the Community Pool with competition and wading pools. Promontory Community Park adds the district's only synthetic turf field, and the New York Creek Nature Trail runs an unpaved creek corridor from the Community Park north toward Jackson Elementary.
The headline, though, is the lake. Brown's Ravine — inside El Dorado Hills, off Green Valley Road — is home to Folsom Lake Marina, the largest inland marina in California: 685 wet slips, 175 dry storage spaces, two launch ramps, and a fuel dock. For boat owners, slip storage ten minutes from the garage is a different life than trailering from Sacramento. The surrounding Folsom Lake State Recreation Area brings the full 19,000 acres of water and shoreline trails, including the Browns Ravine South Shore Trail, a 14.2-mile out-and-back along the lake — and EDH residents access all of it from the El Dorado County side, without fighting Folsom's entrance traffic.
Golf is a two-tier story: Serrano Country Club is the private anchor — an 18-hole Robert Trent Jones II design playing just under 7,000 yards at par 72, plus lighted tennis, pickleball, a junior-Olympic pool, and a clubhouse with Sierra and lake views. The El Dorado Hills Golf Club covers the public side on El Dorado Hills Boulevard, with Folsom's Empire Ranch ten minutes west.
El Dorado Hills' food-and-retail life centers on Town Center, the open-air, Italian-styled lifestyle district at Latrobe Road and Highway 50 — and honestly, that concentration is both the strength and the limit. Within the district (directory): Nugget Markets for grocery, Face in A Book (a genuine independent bookstore), the amphitheater that hosts the summer concert series, and the dining cluster — Milestone (New American, the perennial local favorite), C. Knight's Steakhouse, Mikuni (the regional sushi group), Bonchon (Korean fried chicken), Selland's Market-Café (the Sacramento restaurant family behind Ella), and Almighty Food Co. (chef-driven, gluten-free).
Just south at Montano de El Dorado, Sienna Restaurant (1006 White Rock Road) has held down the modern-American special-occasion slot since 2010. ELDO is the newer entrant earning OpenTable recommendations, and Mraz Brewing carries the craft-beer flag locally.
The honest limits: the scene is Town-Center-centric, independent coffee is thin, and at the fine-dining top end, locals still drive — to Folsom's Sutter Street, or into Sacramento. Daily errands: Nugget plus two Safeways (Francisco Drive and Bass Lake Road) cover groceries; the Town Center Certified Farmers Market runs Saturdays 9 AM–2 PM at the amphitheater. Big-box runs — Costco, Home Depot, Trader Joe's, Whole Foods — mean a 10–15 minute drive into Folsom. That's by design: Town Center is lifestyle retail, and EDH outsources its warehouse shopping to the neighbor.
The commute is the price of the view, and we won't soft-pedal it. El Dorado Hills sits about 30 miles east of downtown Sacramento on Highway 50, and the stretch at Latrobe Road carries roughly 108,000 vehicles a day — the heaviest in El Dorado County. Westbound mornings, EDH commuters merge into the same flow as Folsom and Cameron Park.

There is no light rail — the nearest SacRT Gold Line stations are in Folsom, about 15 minutes away. El Dorado Transit runs commuter bus service from the EDH park-and-ride toward downtown Sacramento, which works for traditional 9-to-5 downtown schedules but isn't an all-day transit option. Cycling here is recreational gold — the lake trails and rolling hills draw road cyclists from across the region — but bike-commuting to Sacramento isn't realistic; there's no continuous off-road connection like the American River Trail that Folsom enjoys.
Who this works for: Folsom/Rancho Cordova commuters (15–25 minutes), El Dorado County workers, hybrid and remote workers, and anyone whose Tahoe weekends start an hour ahead of everyone west of them. Who should think hard: daily downtown commuters who can't shift hours, and anyone who's done the math on 90 minutes a day in the car.
One more eyes-open item, because it belongs in the cost conversation: wildfire insurance. El Dorado Hills is foothill country in El Dorado County, and parts of the community sit in higher fire-hazard zones than the Sacramento County flatlands. Insurance availability and pricing here deserve a phone call to your carrier before you write an offer, not after — premiums and carrier appetite vary by street and have been moving targets across California's foothills. We flag this on every EDH transaction.
The El Dorado Hills Chamber of Commerce and the Town Center Arts and Entertainment Foundation keep a calendar that runs deeper than most unincorporated communities manage. The Thursday-night summer concert series at the Town Center amphitheater is the weekly anchor — festival seating, bring low-back chairs. The El Dorado Hills Art, Beer & Wine Festival lines Town Center Boulevard with 80+ artists plus El Dorado County wineries and craft breweries, and the Chamber's annual Brewfest adds another. The Saturday farmers market runs year-round at the amphitheater.
Worth one more line: El Dorado wine country — Apple Hill, Fair Play, the Pleasant Valley wineries — starts 20 minutes east. Visit El Dorado covers the county calendar; living here puts that whole weekend economy in your backyard rather than across a metro area. Library service runs through the El Dorado County Library system's EDH branch, and the CSD carries the recreation programming, aquatics, and the Teen Center.
Safety statistics back the reputation: violent crime around 2.3 per 1,000 residents (California averages ~4.5) and property crime around 11.4 per 1,000 — NeighborhoodScout rates El Dorado Hills among the lowest-crime communities in the nation for its size.

Where it's not the right fit: first-time buyers (entry starts around $600,000 and the real market lives above $750,000 — Citrus Heights, Rosemont, and College Greens are the honest entry points in this series), daily downtown commuters without schedule flexibility, transit-dependent households, and buyers who want walkable urban texture (East Sacramento is that answer).
