You expect a quiet Sacramento suburb and you find a genuine small town — complete with a walkable village, a riverfront park that feels wilder than its location suggests, and a community that still throws an annual festival celebrating the free-roaming chickens that wander its downtown streets. With a population of roughly 32,800, Fair Oaks is big enough to have real amenities but small enough that you'll start recognizing faces at the Saturday morning coffee spot within a few weeks.

Fair Oaks is an unincorporated community in Sacramento County, sitting roughly 15 miles northeast of downtown Sacramento. It's not a city in the legal sense — there's no city hall, no mayor, no municipal government — but it has a stronger local identity than most incorporated cities in the region. Sacramento County provides services like road maintenance and sheriff's patrol, while the Fair Oaks Recreation & Park District (FORPD) manages the community's parks and facilities, plus a packed calendar of events and programs. Fire protection comes from the Sacramento Metropolitan Fire District.
At the center of that identity is Fair Oaks Village, a historic commercial district with buildings dating back to the late 1800s. Where other Sacramento suburbs have strip malls at their core, Fair Oaks has a walkable cluster of independent restaurants, antique shops, boutiques, and a brew pub in a converted doctor's office. The village earned historic district designation in 1995, and it's home to Fair Oaks' famous free-roaming chickens — descendants of poultry that have wandered the streets for decades. Community events run year-round, from the Fair Oaks Chicken Festival every September to free summer concerts at Village Park's modernized band shell.
A few blocks south of the village, the American River Parkway gives residents direct access to one of the Sacramento region's greatest natural assets. The Fair Oaks stretch of the river includes miles of trails, fishing access, and a boat launch — the kind of outdoor access that people in other suburbs drive 30 minutes to reach.
One more thing worth knowing: Fair Oaks is unincorporated, which means most properties do not have a homeowners association (HOA) or Mello-Roos special tax. Newer small-scale developments or pockets like Gum Ranch may carry an HOA, but Mello-Roos is not a common feature of this mature community. That's a meaningful cost difference compared to newer developments in Folsom, Roseville, or Elk Grove where Mello-Roos can add hundreds of dollars a month to your housing costs.
Fair Oaks' housing stock reflects its long history — this isn't a community that was master-planned in one era. The area was established in 1895 as a citrus-growing colony, and the oldest homes in the Village date to the early 1900s. Most of the residential neighborhoods you'll see today were built during suburban expansion between the 1950s and 1980s: mid-century ranch homes from the '50s and '60s (the backbone of the market), 1970s split-levels, and 1980s two-stories. Scattered throughout are custom homes on half-acre-plus lots, particularly in the southeastern areas near the American River bluffs and along Winding Way.
Lot sizes tend to be larger than what you'll find in newer Sacramento-area developments. Quarter-acre (0.20-acre) lots are common, and plenty of properties sit on a third of an acre or more — space for a real yard, a garden, maybe room for an ADU (accessory dwelling unit, a separate living space on the same property). The mature heritage oak tree canopy is a defining visual feature; many streets in Fair Oaks feel wooded in a way that newer subdivisions simply can't replicate.
New construction is limited because the community is largely built out. Most "new" homes are individual custom builds on infill lots or small high-end subdivisions like Gum Ranch.
Fair Oaks isn't monolithic. The northwestern areas, closer to Carmichael and the Madison Avenue corridor, tend to have smaller lots and more affordable homes. The southeastern neighborhoods — closer to the American River and the bluffs — feature larger lots, custom estates, and the community's highest price points ($1,200,000–$2,500,000+). The Village area itself and its surrounding blocks offer walkability that nowhere else in Fair Oaks can match, making it attractive to buyers who want that small-town-center feel in their daily life.
As of early 2026, the median sale price for single-family homes in Fair Oaks is approximately $682,000, up roughly 11.8% year-over-year. The median price per square foot sits around $345. Realistically, you should expect to see most homes listed in the $500,000–$800,000+ range, with prices varying significantly based on lot size, proximity to the river or village, condition, and whether the home has been updated.
Entry-level ($525,000–$600,000): Typically smaller three-bedroom, two-bath ranch homes in the northwestern areas of Fair Oaks, closer to Carmichael. These come up periodically but move fast — expect competition in the spring market.
Mid-range ($600,000–$900,000): Updated homes on standard lots, larger unrenovated homes on generous lots, or well-located properties near the Village or parks.
High-end ($1,200,000–$2,500,000+): Custom bluff-front estates near the American River with premium views, acreage, and high-end finishes.

Outdoor access is one of Fair Oaks' defining strengths. The Fair Oaks Recreation & Park District (FORPD) manages the community's parks and facilities, and the American River Parkway adds a regional-scale natural area right at the southern boundary.
The American River Parkway runs along Fair Oaks' southern edge, providing direct access to one of the Sacramento region's greatest outdoor assets. The Jedediah Smith Memorial Trail (commonly called the American River Bike Trail) is a 32-mile paved trail stretching from Folsom Lake to the Sacramento waterfront. You can ride or run from Fair Oaks to downtown Sacramento entirely off-road — a genuinely world-class amenity for cyclists, runners, and bike commuters.
The Fair Oaks stretch of the river includes fishing access, kayak and raft launch points, equestrian trails with horse trailer staging areas, and hiking and mountain biking trails through riparian oak woodland where deer, hawks, coyotes, and owls are regular sights. Summer river tubing is popular — Fair Oaks is a common put-in point for lazy float trips downstream.
Phoenix Park — 9050 Sunset Ave. A newer-feeling park and one of the community's most popular. Features include baseball and soccer fields, a playground, the Phoenix Dog Park (with separate large and small dog areas), vernal pools, a dedicated bike park, and covered picnic areas with restrooms.
Village Park — 7997 California Ave. The community hub in the heart of the Village. Home to a modernized band shell that hosts the free summer concert series and community events, plus the Community Clubhouse for indoor programs and rentals.
Miller Park — 8480 Sunset Ave. Features tennis courts, BBQ areas, and scenic bluff views overlooking the surrounding landscape. A quieter, more low-key park.
Gum Ranch Park — 5600 Tuckeroo Way. Located in one of Fair Oaks' newer pocket developments. Features a splash pad (a summer lifesaver for families with young kids) and pickleball courts.
Bannister Park — 3820 Bannister Rd. Trail-oriented park with direct access to the American River Parkway, fitness areas, and a walking path through a quieter natural setting. Popular with dog walkers and trail runners.
Fair Oaks Park — 11549 Fair Oaks Blvd. The community's central gathering space for large events. Includes a skate park, the UC Cooperative Extension Horticulture Center, playgrounds, sports fields, BBQ areas, and picnic spots. Home to the Chicken Festival and the Tuesday Farmers Market (9 AM–2 PM year-round).
The Village dining scene is small by design, but it has real depth. You won't find chain restaurants here — nearly everything is independently owned, which gives it a character that Sacramento's more generic suburban corridors lack.
Shangri-La — Contemporary American in a midcentury-modern, Palm Springs–inspired setting on Winding Way. Two indoor dining rooms plus a dog-friendly patio with fire pits, an outdoor bar, and misters. Creative cocktails and a California-forward menu. Open Wed–Sun.
Fabian's Italian Bistro — Refined seasonal Italian dining. One of the area's more upscale options, with a menu that changes with the seasons. A solid date-night pick.
Bodega Biondi — Spanish and Italian-inspired tapas with wine pairings in a cozy, old-world-charm setting. Consistently one of the most popular date-night spots in the Fair Oaks area.
Brahma Bar and Grill — Elevated American comfort food. A longtime local spot for casual meals and live music. Less polished, more neighborhood bar — and that's the appeal.
Dad's Kitchen — Famous for "Dad's Burger," which earned a spot on the Food Network. Casual, family-friendly, and a Fair Oaks staple.
Smokey Oaks Tavern — On Fair Oaks Boulevard (not in the Village proper). Family-owned, serving classic American BBQ: slow-smoked meats, Dirty Tots, smoked wings, and tall frosted mugs. Open Mon–Sat.
Sunflower Drive-In — A historic vegetarian and vegan landmark right in the Village. It's been here for decades and draws loyal regulars from across the Sacramento region. Cash-friendly, counter-service, and unapologetically old-school.
Meristem Cafe — A unique cafe staffed by neurodiverse employees, with gluten-free options and a community-minded mission. Worth a visit for the food and the story.
Takieng Thai Cuisine — Local favorite for Southeast Asian food. Solid Thai standards in a no-frills setting.
Fair Oaks Coffee House & Deli — A Village staple for coffee and community. The kind of place where you'll see the same regulars every morning.

Highlights include antique and vintage stores, clothing boutiques, and specialty shops like Terrestra (artisan home accessories) and Fair Oaks Village Decor (antiques and collectibles).
For everyday errands, the Madison Avenue and Sunrise Boulevard corridors have Safeway locations, pharmacies, banks, and most services you'd need — all within a five- to ten-minute drive from most parts of Fair Oaks. Target and Home Depot are just over the border in Citrus Heights, and Costco is a short drive south in Rancho Cordova.
The Fair Oaks Farmers Market runs every Tuesday (9 AM–2 PM) at Fair Oaks Park — a nice weekly ritual and a nod to the area's agricultural roots.
Fair Oaks sits about 15–18 miles from downtown Sacramento. How that translates to your daily commute depends heavily on where you work and how you get there. Highway access comes via US-50 (reached from Sunrise Boulevard or Hazel Avenue) heading east-west, and I-80 (via Madison Avenue north) for destinations in the Roseville/Rocklin direction.

Traffic pain points: Sunrise Boulevard is the area's biggest bottleneck, particularly during afternoon rush hour. The I-80/Business 80 interchange also creates delays for northbound commuters. Morning commutes toward downtown are generally manageable; the return trip in the evening is where you'll feel it.
Fair Oaks does not have its own light rail station — this is the community's biggest transit limitation. The nearest station is Hazel Station on the Gold Line, roughly 1.5 miles from the Village. Sacramento Regional Transit (SacRT) bus routes serve different parts of Fair Oaks, connecting to light rail and other metro destinations. The bus trip to downtown takes approximately 45–50 minutes.
If you rely on transit daily, Fair Oaks is not the best fit. If you drive or have a hybrid schedule, the car-based commute is manageable and comparable to most Sacramento suburbs.
The American River Bike Trail makes a car-free commute to downtown Sacramento genuinely feasible — roughly 15 miles on a beautiful, fully paved path. Year-round bike commuters do exist here, though summer heat (100°F+ days) and winter darkness make it a commitment.
Fair Oaks punches above its weight for community programming. The Fair Oaks Chamber of Commerce hosts over 60 events annually, and FORPD runs a year-round calendar of classes, sports leagues, art programs, and senior activities.
The Fair Oaks Chicken Festival is the headline event — held every September at Fair Oaks Park, it draws thousands for live music, 100+ vendors, a food court, craft beer tasting, the Cluck n' Crow Contest, and a kid's zone. General admission and parking are free.
Concerts in the Park is a free summer music series held at Village Park's band shell — bring a blanket and a picnic.
Spring Fest (formerly the Fair Oaks Fiesta) is a spring celebration with a car show, live music, and community vendors.
