Drive Folsom Boulevard west from Sunrise toward downtown and you'll pass 1950s and 1960s ranch homes built for Mather Air Force Base families and Aerojet rocket engineers, mid-century commercial strips, the Gold Line light rail running parallel to the street, the new Mills Crossing redevelopment site at Folsom Lake College, and a craft-brewery cluster the city calls the Barrel District. Drive east from Sunrise on Douglas Road and the picture changes inside one stoplight. The Anatolia and Sunridge master-planned communities open up. 2,100 homes in Anatolia alone, contemporary two-stories on quarter-acre lots, HOA-maintained walking trails through preserved wetlands, and a 12,000-square-foot clubhouse with three pools. The west side is the city's history. The east side is its current growth.
Rancho Cordova has been an incorporated California city since July 2003, newer than most people realize, after a 40-year fight for cityhood. The city contracts its police service from the Sacramento County Sheriff under the Rancho Cordova PD brand, runs its own city council and planning department, and partners with the independent Cordova Recreation and Park District for parks. Population sits around 86,000 as of mid-2025, making it the 5th fastest-growing city in California for cities over 30,000.

This is the picture we'd give a client over coffee: what makes the two halves of the city different, what to budget for in each, what the schools genuinely look like across FCUSD's socioeconomic divide, and how to think about Aerojet, Mello-Roos, and the Gold Line.
Four things separate Rancho Cordova from its Sacramento metro peers, and they don't follow any single pattern.
First, the geography is split. The city is one of the only metro suburbs where the housing market changes radically across a single arterial. West of Sunrise Boulevard (ZIP 95670), the bulk of the inventory is 1950s through 1970s ranch and split-level homes on 6,000-to-8,000-square-foot lots, mostly without HOA or Mello-Roos. East of Sunrise (ZIP 95742), the bulk is 2000s through 2020s production builds on 4,500-to-6,500-square-foot lots, with HOA-and-Mello-Roos stacking that can run $400 a month combined. We cover both submarkets in detail below, but understanding the split is the first move in any Rancho Cordova search.
Second, the jobs base. Rancho Cordova has 65,000-plus jobs inside city limits — more daytime workers than residents in some years. Major employers include Aerojet, the California Franchise Tax Board, Health Net, VSP, Kaiser Permanente, Sutter Health, and multiple state agencies. The result: many Rancho Cordova residents reverse-commute, and the city has a stronger weekday business presence than the surrounding suburbs. The SacRT Gold Line runs the Folsom Boulevard corridor with four stations inside or directly serving the city, unique density for Sacramento suburbia.
Third, the diversity. Rancho Cordova is one of the most ethnically diverse cities in the United States, with 90-plus languages spoken in local schools. The Slavic community (Russian, Ukrainian, and adjacent post-Soviet immigrant populations) is one of the largest in California, with roughly 7,000-plus households combined. For buyers from immigrant or multi-ethnic backgrounds, the established Slavic, Latino, Asian, and African American community infrastructure here is a real draw that most suburban Sacramento markets can't match.
Fourth, the growth rate. Per California Department of Finance estimates, Rancho Cordova is the 5th fastest-growing city in California for cities over 30,000 population. Most of that growth is in the 95742 east-of-Sunrise master-planned area, where Anatolia, Sunridge, and The Preserve add inventory at a steady pace. Buyers who imagine Rancho Cordova as a static mid-century bedroom community are seeing the 95670 picture and missing the 95742 picture entirely.
The split-city dynamic shows up in housing stock more clearly than in any other Sacramento suburb.
West of Sunrise (95670) is predominantly 1950s through 1970s single-story ranch and split-level construction, between 1,000 and 1,800 square feet, on lots running 6,000 to 8,000 square feet. Many homes were originally built for Mather Air Force Base families and Aerojet General employees during the Cold War buildup. The neighborhoods around Cordova Meadows, Cordova Vineyards, Lincoln Village, Cordova Lane, and Cordova Towne are all classic mid-century west-of-Sunrise pockets. Original electrical, sewer laterals, single-pane windows, and deferred maintenance are common on unrenovated properties. Plan for inspection-heavy purchase processes.
East of Sunrise (95742) is overwhelmingly 2000s through 2020s production builds, mostly two-story between 2,000 and 3,500 square feet, on lots running 4,500 to 6,500 square feet. The major master plans are Anatolia (about 2,100 homes across four phases), Sunridge (a 2,606-acre umbrella plan including Sunridge Park, Stone Creek, The Ranch at Sunridge, and The Preserve), and Mather (a former Air Force base partially annexed into the city). Active builders include Lennar (The Preserve, Azure), K. Hovnanian (Reserve at the Ranch), Cresleigh, and Richmond American.
There's a small high-end pocket of custom homes along the American River bluffs in the Mather and Riverview area that can exceed $1M. The adjacent unincorporated Gold River community is also frequently confused with Rancho Cordova but is geographically separate.

Market data for Rancho Cordova varies sharply by source. Redfin reported a median sale price around $507,500 for March 2026 (down roughly 4%) and $540,000 for February. Homes.com reported around $578,685 for April 2026. The honest range to give a buyer: $500,000 to $580,000 for a typical city-median sale, with significant variance by ZIP.
The 95670 and 95742 split is the more useful breakdown:
West of Sunrise (95670): Typical pricing $465,000 to $510,000. Entry-level fixers $400,000 to $475,000; updated mid-century homes $475,000 to $575,000.
East of Sunrise (95742): Typical pricing $600,000 to $700,000. New-construction Anatolia and Sunridge two-stories in the $600,000s to $800,000s; premium plans on larger lots into the low $900,000s.
Days on market have lengthened compared to 2024 — typical figures run 49 to 73 days. The market has softened, and buyers have more leverage than they did a year ago.

The single most important fact for buyers researching Rancho Cordova is that the city has two markets, divided geographically by Sunrise Boulevard. Treating them as one market, which most online listing data does, masks the real picture.
The older central Rancho Cordova ZIP covers the mid-century neighborhoods built between roughly 1955 and 1980 for Mather Air Force Base personnel and Aerojet General employees. The housing stock dates to that era and shows it: single-story ranches, split-levels, original wood-framed windows, original kitchens on most resale homes. Many lots back to alleys.
The advantages: Entry-level pricing for the Sacramento metro east of I-5. Most homes have no HOA and no Mello-Roos. The Gold Line light rail runs along Folsom Boulevard with three of the city's four stations on this side. The American River Parkway is closer here than from 95742. Walkability around the Folsom Boulevard and light-rail corridor is reasonable.
The tradeoffs: Older infrastructure throughout. Crime statistics are higher in central 95670 than in 95742, particularly auto theft and property crime concentrated around the Folsom Boulevard motel cluster and the Sunrise / Highway 50 interchange. Schools serving 95670 generally feed Cordova High School, which ranks below state average. Most resale homes need substantial mechanical, electrical, and plumbing updates.
The newer master-planned area covers Anatolia, Sunridge, Stone Creek, The Ranch at Sunridge, The Preserve, and the eastern fringes annexed by the city after 2003. Almost everything here was built between 2003 and 2026. Anatolia anchors the master-plan culture with its 12,000-square-foot community clubhouse (three pools, two spas, gym, social calendar) and on-site Riverview STEM Elementary.
The advantages: 2000s-and-newer construction, modern energy efficiency, solar standard on many builds, larger floor plans, walking trails through preserved wetlands. Anatolia and Sunridge consistently rank as some of the safest neighborhoods in the city. New construction continues to come available at price points roughly $150,000 to $300,000 below comparable Folsom or El Dorado Hills inventory.
The tradeoffs: HOA dues plus Mello-Roos special tax assessments are standard. Combined monthly cost commonly runs $200 to $400, on top of property tax. Some Anatolia and Sunridge addresses fall inside Cordova High School's attendance boundary; some fall inside Folsom HS or Vista del Lago HS instead. The boundary shifts within a few blocks, and getting it right matters dramatically for the property's school story. Light-rail access is farther than from 95670, and the Anatolia and Sunridge interior streets are entirely car-dependent.
When a Rancho Cordova buyer tells us "we want to be in Anatolia, but we want to keep the Aerojet jobs in commuting distance and we care about school," we walk through the trade-offs in detail. The wrong assumption — treating Rancho Cordova as one market — leads to mismatched offers and surprised closing tables. The right approach is to commit to one half of the city up front, with eyes open to what that half delivers and what it doesn't.
Rancho Cordova is served by Folsom Cordova Unified School District (FCUSD). The district covers Folsom and Rancho Cordova and serves about 21,000 students across 21 elementary, 4 middle, 4 comprehensive high, and 5 alternative schools.
FCUSD straddles a stark socioeconomic divide. The Folsom-side high schools (Folsom HS, Vista del Lago HS) rank among the top 250 in California. The Rancho Cordova-side high schools, primarily Cordova HS, rank substantially lower. This means buyers cannot assume FCUSD = strong school assignment for a Rancho Cordova address. We do not blanket-recommend the school district. Address-specific verification at the FCUSD attendance boundary lookup is essential before treating school assignment as a known quantity.
This is especially true for Anatolia and Sunridge addresses. Some streets fall in the Cordova HS boundary; some fall in Folsom HS or Vista del Lago HS. The school assignment can change with one block.
The major elementaries serving Rancho Cordova:
Riverview STEM Elementary in the Anatolia area is the standout. The magnet-style STEM elementary is one of the top 5% of California elementary schools and is widely considered the #1 elementary in Sacramento County by Niche. Roughly 88% ELA and 87% math proficiency. Chronic absenteeism around 1.1%. The school is one of the strongest reasons a buyer would prioritize an Anatolia or Sunridge address.
White Rock Elementary (10487 White Rock Road) serves portions of central Rancho Cordova and feeds into Mills Middle School.
Williamson Elementary (2275 Benita Drive) serves the central west-of-Sunrise area.
Rancho Cordova Elementary serves the Federspiel Park area.
Additional FCUSD elementaries in city limits include Cordova Meadows Elementary, Cordova Gardens Elementary, Cordova Villa Elementary (Anatolia area), Peter J. Shields Elementary, Mather Heights Elementary, and Navigator Elementary. Ratings vary significantly. Verify the specific assigned school for any address using the FCUSD lookup.
W. E. Mitchell Middle School at 2100 Zinfandel Drive (GreatSchools 4/10, Niche B) serves about 800 students grades 6–8 and feeds Cordova HS. Mitchell is the middle school assignment for most of the Anatolia and Sunridge addresses that feed Cordova HS.
Mills Middle School at 10439 Coloma Road serves about 818 students grades 6–8 with a Project Lead The Way (PLTW) program and GATE offerings. Also feeds Cordova HS. Serves much of the west-of-Sunrise central area.
Cordova High School

Cordova HS is the primary high school assignment for most Rancho Cordova residents. Two facts make it unusual.
First, Cordova HS is an authorized International Baccalaureate World School and does not offer AP courses. The IB Middle Years Programme (grades 6–10) runs as a feeder pipeline through Mitchell Middle, and the IB Diploma Programme operates in grades 11–12. This is unusual in the metro. Most public high schools default to AP. The IB model suits certain academic profiles well. For families wanting AP coursework specifically, Cordova is not the right fit.
Second, the school's overall academic outcomes are below state average. Recent SBAC data shows ELA proficiency in the 38% to 48% range and math proficiency in the 17% to 19% range across different snapshots. Niche ranks the school #15 among Sacramento area standout high schools, reflecting the IB program and the school's 7 CTE pathways including agriscience and patient care. Graduation rate around 93%. Student body is roughly 70% minority.
Folsom High School and Vista del Lago High School serve some far-east Anatolia and Sunridge addresses, depending on specific street. Both are ranked among the strongest public high schools in California (Folsom around #187, Vista del Lago similar). If your Anatolia or Sunridge address falls inside the Folsom HS or Vista del Lago HS boundary, the property's school story is dramatically stronger. Verify before assuming.
The Folsom Lake College Rancho Cordova Center at 10259 Folsom Boulevard is a ~24,000-square-foot satellite campus opened October 2015, directly across from the Mather Field/Mills light rail station. Roughly 2,500 students, full transfer and CTE pathways through the Los Rios Community College District.
Riverview STEM is a genuine top-tier elementary. Cordova HS is the assigned high school for most of the city, performs below state average, and runs IB rather than AP. Some Anatolia and Sunridge addresses feed Folsom HS or Vista del Lago instead. The school story for those specific addresses is dramatically better. School assignment matters more here than in most Sacramento suburbs, and we help clients run the boundary lookup before submitting offers.
Recreation in Rancho Cordova is managed by the Cordova Recreation and Park District (CRPD), an independent special district covering Rancho Cordova, Mather, Rosemont, Larchmont, Gold River, and Anatolia. CRPD operates 47-plus parks and facilities across 600-plus acres: 35 neighborhood parks, 11 community parks, 5 water play areas, 4 community centers, 2 community pools, 1 golf course, and 1 urban park.
Hagan Community Park at 2197 Chase Drive is the largest park in the district and one of the strongest community parks in the Sacramento metro. The park sits directly adjacent to the American River Parkway. Amenities include:
Hagan hosts the city's annual 4th of July festival and Kids Day in the Park, the largest free children's event in east Sacramento.
Lincoln Village Community Park features picnic areas, tennis courts, a softball field, the Lincoln Village Community Pool, and the Neil Orchard Senior Activities Center.
Mather Regional Park covers 1,600 acres on the former Air Force base land. The park includes Mather Lake, the 18-hole Mather Golf Course, walking and equestrian trails, and the California Capital Airshow grounds.
The 32-mile American River Parkway and the Jedediah Smith Memorial Trail run directly through the city's northern edge, with Hagan Park, Sacramento Bar, and Rossmoor Bar as primary access points. The 5.5-mile Lake Natoma Trail connects Nimbus Dam at the Rancho Cordova border to the Folsom Historic District. Lake Natoma itself, a 540-acre reservoir, is accessible at Nimbus Flat. The Nimbus Fish Hatchery draws crowds during fall salmon-spawning season.
Rancho Cordova has two public golf courses inside city limits: the Mather Golf Course, an 18-hole Jack Fleming design from 1959 that remains one of the most popular public courses in the region; and the Cordova Golf Course, an 18-hole public with a lighted driving range and PGA instruction.
The Mather Sports Complex at 3755 Schriever Avenue (operated by CRPD) provides indoor and outdoor courts and fields for basketball, soccer, baseball, racquetball, skateboarding, dance, plus weight and cardio rooms.
Rancho Cordova's dining scene splits along the same west and east divide as the housing market. The older Folsom Boulevard corridor has the diners and ethnic restaurants serving the daytime office workforce. Zinfandel Drive has chains and Asian markets. Sunrise Boulevard handles mid-tier dining. Anatolia Marketplace is the newer east-side cluster.
Independent chef-driven restaurants are limited. The strongest local-character pocket is the Barrel District, a city-promoted brewery and tasting-room cluster along Folsom Boulevard launched in 2018.
Brookfield's Restaurant at 11135 Folsom Boulevard is the closest thing Rancho Cordova has to an institution. Locally owned since 1981. Scratch biscuits, soups, meatloaf, pie. Family-friendly, breakfast all day. The default for a sit-down meal in the city.
The Hangry Herd runs Texas-style barbecue with brisket, ribs, tri-tip, and pulled pork. One of the strongest local newer entrants.
Benji's Woodfire Pizza operates in the Anatolia area with wood-fired pies. The original Benji's location is in Citrus Heights and has built a regional following.
Mansokjang is Korean BBQ in the Sunrise Marketplace and Zinfandel area.
Wabune Sushi handles the Japanese sushi side near Anatolia.
Pho Tasty and Stick & Roll both operate at 2738 Sunrise Boulevard with Vietnamese pho and sandwiches.
Adalberto's Mexican Food on Sunrise Boulevard runs 24 hours, popular for late-night.
For destination dining, residents drive 5 to 10 minutes east to Folsom (Palladio at Broadstone) or west into the Folsom Boulevard corridor toward East Sacramento and Midtown.

Highway access. US-50 runs east-west directly through the city, with major interchanges at Bradshaw Road, Mather Field Road, Zinfandel Drive, Sunrise Boulevard, and Hazel Avenue. Hazel Avenue connects north to I-80. Sunrise Boulevard is the primary north-south retail corridor. Grant Line Road connects southeast toward Elk Grove.
Traffic pain points. Sunrise Boulevard at US-50 backs up heavily during AM and PM peaks. The Hazel Avenue bridge over the American River is a chronic bottleneck. US-50 westbound during AM commute sees significant slowdowns at Mather Field, Bradshaw, and Watt Avenue merges. White Rock Road has heavy truck traffic, though the $52 million widening project completed in 2025 helped.
The SacRT Gold Line runs from Sacramento Valley Station downtown east to Historic Folsom. Four stations sit in or directly serving Rancho Cordova:
Service runs every 15 minutes weekday daytime and every 30 minutes early and late. Travel time to downtown Sacramento runs 30 to 45 minutes depending on the origin station. For commuters working downtown or near the State Capitol, this is one of the most practical light-rail commutes in the region.
SacRT bus routes serve the Folsom Boulevard corridor and Sunrise Boulevard. Route 124 connects to Orangevale. SmaRT Ride, SacRT's on-demand microtransit, covers much of the east-of-Sunrise Anatolia and Sunridge area where fixed-route bus service is limited.
The American River Parkway and the Jedediah Smith Trail offer a fully separated bike commute to downtown Sacramento. Roughly 14 miles from Hagan Park to Old Sacramento, mostly flat and scenic. The city has been adding protected bike lanes along Folsom Boulevard as part of corridor revitalization.
Civic life in Rancho Cordova runs through three organizations.
The City of Rancho Cordova is the incorporated city government, with a district-based City Council and city offices at 2729 Prospect Park Drive.
The Rancho Cordova Area Chamber of Commerce serves the business community across Rancho Cordova, Mather, Rosemont, Gold River, and Rancho Murieta. Monthly Business Connections Breakfasts.
The Cordova Community Council is the nonprofit that runs the city's major free community events.
The Rancho Cordova Library at 9845 Folsom Boulevard is a branch of the Sacramento Public Library. Closed Monday and Sunday. Tuesday through Saturday 10 AM to 6 PM.
The MACC (Mills Station Arts & Culture Center) repurposes a historic building near the Mills Station light rail for community arts programming and gallery space. The Harris Center for the Arts on the Folsom Lake College Folsom campus is the regional performing arts venue 10 minutes east.
Rancho Cordova sits on the edge of the 5,900-acre Aerojet General Superfund Site, a legacy of decades of rocket-fuel and propellant manufacturing. EPA designated the site in 1983, and cleanup of TCE, NDMA, perchlorate, and PFAS groundwater contamination remains active. The California Water Boards issued an August 2025 update confirming ongoing remediation. Most Rancho Cordova homes are on treated municipal water that is monitored independently, but California-required disclosure of Aerojet Superfund Site proximity does appear in transactional documents for properties near the site, and that disclosure can spook buyers who haven't encountered Superfund history before. The Mather Air Force Base BRAC cleanup operates in parallel under the Air Force Civil Engineer Center.

Where Rancho Cordova is not the right fit: buyers wanting top-tier public schools across all three levels (Folsom, Granite Bay, or El Dorado Hills fit better), buyers focused on walkable urban neighborhoods (East Sacramento or Midtown fit better), buyers who want no HOA and no Mello-Roos in a new-construction home (Fair Oaks or Orangevale fit better at lower entry pricing or look at custom infill), and buyers wanting an upscale dining and shopping scene (Folsom's Palladio, downtown, or East Sacramento are stronger).
