One weekend every fall, fighter jets bank low over a subdivision of tidy 2000s KB homes, and thousands of people pay to watch from lawn chairs on the old flightline. The California Capital Airshow comes home to Mather — and "home" is the right word, because this neighborhood exists on the bones of an airfield that taught pilots for the First World War and navigators for the Cold War. Where bombers once staged, there's now a golf course, a stocked fishing lake, a VA hospital, a cargo airport, and about 1,300 houses at the most approachable prices in the east county.

Mather is the smallest and simplest community in our guide series — essentially one master-planned neighborhood surrounded by a regional park and an employment center — and that simplicity is its appeal: the newest affordable housing stock on the Highway 50 corridor, with a story under its streets. Here's the honest picture, including the two questions every Mather buyer should ask.

The Base That Became a Neighborhood

Mather Field opened in 1918 as one of 32 Army flying camps stood up when the United States entered World War I, named for the young pilot Carl Mather (the airport's own history page tells it well). It closed after the armistice, was rebuilt for World War II, and spent the Cold War as the Air Force's navigator-training base. In 1993, BRAC closed Mather AFB and handed most of its 5,845 acres to Sacramento County — which, unusually, made the reuse work: Mather Airport reopened for cargo aviation in 1995, the base golf course and lake became Mather Regional Park, the hospital campus became the Sacramento VA Medical Center, the hangars and offices became the Mather Commerce Center, and the old base-housing land was master-planned (with the Sacramento Housing and Redevelopment Agency involved) into Independence at Mather — roughly 1,271 KB-built homes around their own elementary school and park (the community's HOA).

Most closed bases become blight or a business park. Mather became a functioning small community with a park system, an employer base, and an annual airshow — which is why buyers who've never heard of it are usually surprised by how finished it feels.

Housing & Home Prices in Mather

What the Housing Stock Looks Like

Housing here is effectively one neighborhood: Independence at Mather's 2000s-era production homes on conventional suburban lots — three-to-five-bedroom two-stories and single-stories with the open plans and systems ages of their vintage. For east-county buyers that vintage matters: this is the newest affordable housing stock in the area, a generation younger than the ranches of Rosemont or Rancho Cordova's 95670 core, without Folsom-tier pricing.

Current Prices (Mid-2026)

Mather is the most attainable community in our entire Tier 4 series: recent figures show a list median around $574,000 and a trailing-year sold median near $582,500 (up about 2%), with active inventory running roughly $470,000 to $850,000 across the model range. Because the whole market is one subdivision, comps are unusually clean — your appraisal risk is low, your negotiating story is legible, and a well-priced listing here doesn't linger. Only a handful of homes are typically active at once, so buyers should be pre-approved before the right floor plan appears.

HOA & Mello-Roos Status

Independence at Mather homes carry HOA dues (the association maintains the community park and common areas), and a 2000s master-planned project of this type may also carry special assessments on the tax bill — we pull the actual dues figure and the full tax breakdown on any home you're considering, because "affordable list price" only means something after the monthly stack is counted. Budget for the HOA line; verify the rest in escrow.

The Veteran Angle (Nobody Else Has This)

Here's a combination no other Sacramento-area community offers: the Sacramento VA Medical Center — the region's full-service VA hospital, with medical, surgical, primary, and mental-health care — sits at 10535 Hospital Way, inside the community. For veteran households, Mather stacks the deck: VA-loan-friendly price points (zero-down on a $550,000 home is a realistic scenario here), VA healthcare a five-minute drive from your door, and a neighborhood whose identity is literally built on service history. Schools in Mather

Mather is served by the Folsom-Cordova Unified School District — the same district we cover in our Rancho Cordova and Folsom guides, with the same honest geography: the district's Folsom-side schools rate higher than its Cordova-side schools, and Mather sits on the Cordova side.

Mather Heights Elementary

The community's own school, inside the subdivision — and a genuine asset: a magnet school with a Gifted & Talented program and some of the smallest class ratios we've seen in a neighborhood school. Elementary-age families get a walkable, small-school experience that belies the price point.

Middle & High School

Secondary assignments run to FCUSD's Cordova-side campuses, where ratings have historically trailed the district's Folsom side — our Rancho Cordova guide covers that landscape honestly, including Cordova High's IB program and below-state-average test numbers. Mather Regional Park: Golf, a Secret Lake, and the Airshow

The former base's recreation became everyone's: Mather Regional Park wraps the community with county-run open space. The Mather Golf Course — 18 holes across 168 tree-lined acres, designed by Jack Fleming in 1959 for the base — is one of the area's best public-golf values. Mather Lake is the quiet star: stocked with bass and trout by season, locally treasured as a best-kept-secret fishing hole, and a listed birding destination with the Sacramento Audubon Society. Add the California Capital Airshow each fall on the historic flightline, and a community of this size has a genuinely unusual amenity list.

The Two Honest Questions

First: the airport. Mather Airport is a working cargo field, and cargo flies at night. How much aircraft noise reaches Independence at Mather varies by flight path, weather, and which street you're on — and we'd rather you answer it empirically than take anyone's word: visit the specific home at different hours, including late evening, and ask the neighbors. Some residents say they stop hearing it in a week; some buyers cross the community off over it. Both are valid; know which you are before you're in contract.

Second: the base legacy. Parts of the former Mather AFB carry federal Superfund status from base-era disposal sites, under long-running EPA-supervised cleanup and monitoring (the EPA's site profile is public). Daily Life & Commute

Mather has no retail or dining of its own — the community's answer for everything from groceries to date night is Rancho Cordova, effectively adjacent, with the Zinfandel corridor's full shopping-and-restaurant inventory five to ten minutes away. The commute story is strong: Highway 50 puts downtown Sacramento about 20 minutes out, Rancho Cordova's employment core is next door, Folsom is ~15 minutes, and SacRT's Gold Line runs along the corridor just north (the Mather Field/Mills station area — verify your walking/driving distance, but Mather is plausibly the only community in this tier with light rail in practical reach). The VA, the commerce center, and the airport mean plenty of residents work inside the ZIP code itself.

How Mather Compares

Against Rancho Cordova: same district, same corridor — Mather trades retail convenience for newer housing, the park, and the quieter pocket feel; think of it as Rancho Cordova's newest neighborhood with its own name. Against Rosemont: similar money, but Rosemont buys 1970s ranches closer to town while Mather buys 2000s two-stories by a golf course. Against Gold River: Gold River is the corridor's polished HOA community at a meaningfully higher price; Mather is the value version of the planned-community idea. And against Folsom: Folsom wins schools and retail decisively — for roughly $200,000 more on comparable square footage.

Who Mather Fits

First-time and value buyers who want the newest house their budget allows on the Highway 50 corridor; veteran households, above all — the VA hospital plus VA-loan price points make this the region's most practical veteran ZIP code; golfers and anglers who'd like the park as a front yard; and Rancho Cordova/Folsom workers who want a five-minute commute. It fits less well for buyers who prioritize secondary-school ratings, want walkable retail, or are noise-sensitive and unwilling to do the visit-at-night homework.

  • Cordova-side secondary schools — the district's weaker half; verify assignments and weigh them honestly.
  • HOA dues (and possible assessments) on top of the mortgage — confirm the full monthly stack.
