Drive east on Douglas Boulevard from Roseville and watch the lots get bigger. Strip retail gives way to oak canopy, sidewalks disappear, granite boulders the size of cars sit in pastures behind ranch fencing, and the driveways start running long and gated. Five miles of this and the road ends at a state park gate — the Granite Bay entrance to Folsom Lake, where a sandy, lifeguarded swim beach has anchored summer for generations of Placer County kids. That drive is the whole community in miniature: Granite Bay is where the Sacramento region's suburbs hand off to estates, and where the pavement literally ends at the lake.
This is the wealth benchmark of the region — Granite Bay has ranked among the wealthiest communities in the nation, and its marquee gated neighborhoods carry homes from $1,000,000 to $12,000,000. It's also the third county in our guide series: unincorporated Placer County, governed through the county with a local advisory council, which changes the services picture from everything we've covered in Sacramento and El Dorado counties.
But here's what most Granite Bay coverage misses, and the reason we wrote this guide: you don't need an estate budget to live here. The Peter Parker Team works the whole region from Fair Oaks, and the Granite Bay conversation we have most often isn't about Los Lagos — it's about Treelake Village, where a family can buy into the region's best school combination for $600,000-something. Here's the full honest picture, both tiers included.
The name is older than the wealth. Granite Bay's roots run to the early 1850s, when gold miners worked the American River at a camp called Granite Bar, just below Horseshoe Bar — the community's history traces directly to that mining era, and the granite in question still sits in the front pastures. The modern name wasn't officially recognized until 1987, which tells you something about how recently this collection of ranches and lake roads became a defined place. Build-out came in waves: rural ranchettes and custom homes through the 1970s and 80s, Treelake Village and the gated golf-course communities in the late 80s and 90s, and only selective infill since.
That "only selective infill since" is the structural fact of Granite Bay. The community is unincorporated Placer County — no city hall, no mayor — governed through the county Board of Supervisors with a local Municipal Advisory Council, and its land use is controlled by the Granite Bay Community Plan, updated in 2019. The plan exists to keep density out, and it works: roughly 21,000–23,000 residents on a footprint that could hold triple that, with the Placer County Library branch on Douglas Boulevard as the main civic building. Where Citrus Heights incorporated to control its destiny, Granite Bay achieved the same control by writing its preferences into the county's planning documents.
The result is a community that reads as countryside ten minutes from a regional mall — and a population that has ranked among the nation's wealthiest by income, home values, and asset ownership. Locals describe the identity in terms of what isn't here: no strip malls past Quarry Ponds, no apartment blocks, no through-traffic shortcuts. The Community Plan is why.
Every luxury blog covers the gates. The more useful fact is that Granite Bay has an entry tier, and it's the best schools-per-dollar play in the region's premium belt.
Treelake Village — locals call it the heart of Granite Bay — is a master-planned collection of neighborhoods around private lakes, built out in the late 1980s and 1990s. Its non-gated streets carry conventional tract and semi-custom homes that trade in the $500,000s to $900,000s (Treelake overview). Those addresses feed the same Granite Bay High School and the same top-100-in-California K–8 district as the $5,000,000 estates a mile east. For a family priced out of comparable school zones — or comparing against Folsom at a similar number — this is the arbitrage worth knowing about.
The trade-offs are real: smaller lots than the Granite Bay image suggests, HOA dues for the lakes and common areas, and competition for the limited inventory. But when buyers tell us "we want the schools and we have $700,000," Treelake is the answer, and it's why this guide exists alongside the estate coverage.
Above that tier, the famous names: Los Lagos (24-hour guarded gates, its own equestrian center, homes from just under $1,000,000 to roughly $12,000,000), Wexford (145 custom manor homes behind a staffed gate, with private access to the golf club beside the 6th green), Shelborne Estates, Bella Terra, and the rural estate corridors where acreage, arenas, and ADU potential drive the value. Same ZIP code, very different daily lives — and very different carrying costs, which brings us to the money section.
Granite Bay's market is small and its mix is extreme — $600,000 tract homes and $12,000,000 estates share one median — so portal statistics swing hard month to month. The steadiest reads: Zillow's typical home value runs about $1,100,000 (roughly $1,170,000 for ZIP 95746), up modestly over the past year, with homes taking five-plus weeks to sell. Treat any single month's "median sale price" here with suspicion — we've watched the same spring produce a +20% reading on one index and a −8% reading on another. At this tier, pricing a sale or an offer is comp-level work, not portal work; that's most of what we do for Granite Bay clients.
The bands: entry $550,000–$800,000 (Treelake and non-gated smaller product); mid $800,000–$1,500,000 (larger Treelake, non-gated customs, small acreage); luxury $1,500,000–$3,000,000 (the gates, golf-course homes, renovated estates); trophy $3,000,000–$12,000,000 (Los Lagos and the headline acreage).
Here's a comparison that surprises buyers coming from Folsom Ranch or El Dorado Hills: Granite Bay generally has no Mello-Roos. The community built out before special-tax financing became standard, and the Granite Bay Community Plan — Placer County's land-use document for the area — has kept large-scale new development (and the CFDs that fund it) off the table. What replaces it: HOA dues in the gated and lake communities, which fund guard staffing, private roads, and lake maintenance, and which can be meaningful. The rural estate streets outside the gates often carry neither.
So the math conversation flips. In Folsom Ranch you model a 30-year special tax; in Granite Bay you model HOA dues against gate-and-lake amenities, plus the ownership costs the brochures skip: acreage and oak maintenance, pool systems, possible well-and-septic on rural parcels, and — increasingly relevant on the wooded lots — wildfire-zone insurance, which deserves a carrier quote before you write an offer, same as we advise in El Dorado Hills. New construction is nearly nonexistent by design; the Community Plan protects the low-density character, which is precisely why the oaks and boulders are still there.

For once in this series, the schools section needs no warnings. Granite Bay pairs the region's strongest high school with one of California's strongest K–8 districts.
Granite Bay High School
Grades 9–12 | Enrollment: ~2,050 | Address: 1 Grizzly Way | GreatSchools: 10/10 | Niche: A+
The numbers justify the reputation: a 96% graduation rate, 23 AP courses with roughly 54% of students enrolled in at least one, and an 89% AP exam pass rate — the kind of figure that signals the AP program is rigorous rather than merely large (Niche profile). Athletics are regionally dominant across multiple sports, and the school is large enough to field deep programs without losing its single-community identity. GBHS is one of eight campuses in the Roseville Joint Union High School District, but it functions as Granite Bay's own — nearly every address in the community feeds it. As always, verify the specific address before contract; a handful of western parcels sit near district lines.
The Eureka Union School District has ranked around #84 of California's 1,925 districts by combined proficiency — top-five-percent territory — with district-wide scores of roughly 63% math and 75% reading. The school lineup includes Willma Cavitt Junior High (7200 Fuller Drive) and Olympus Junior High at the 7–8 level, with Ridgeview (9177 Twin Schools Road), Oakhills, Greenhills, and the district's other elementaries feeding them — Oakhills and Greenhills regularly rank among the district's best. Elementary assignment is address-specific; we verify the zone on every Granite Bay property our buyers pursue.
The honest framing for relocating families: between GBHS and Eureka Union, Granite Bay's school combination is the strongest in this entire guide series — stronger on paper than Folsom's excellent dual-campus setup and El Dorado Hills' Oak Ridge. It's a major component of what the price premium buys.
The community is literally named for its piece of the lake. The Granite Bay entrance to Folsom Lake State Recreation Area delivers the most family-usable lake access on the entire 75-mile shoreline: a sandy beach, a buoyed swim area with summer lifeguards, big lawns, BBQ pits, and a snack bar that rents kayaks, paddleboards, rafts, and shade canopies. Beals Point, just south at the county line, adds one of the lake's only two campgrounds and — a point of regional significance — mile zero of the 32-mile American River Bike Trail, the paved route that runs all the way to Old Sacramento. The Granite Bay to Beals shoreline trail links the two entrances for runners and riders.
Community parks include Treelake Park (recently re-turfed by Placer County with water-saving hybrid Bermuda fields) and Douglas Ranch Park (playgrounds, sports fields, picnic areas), alongside the private lakes and greenbelts inside Treelake Village and the gated communities. The deeper truth about Granite Bay recreation is that the estate lots themselves carry much of it — pools, sport courts, arenas — and the lake carries the rest.
The Granite Bay Golf Club is the private anchor: a Kyle Phillips-led design from the Robert Trent Jones II firm on Folsom Lake's western shore, invitation-only with member sponsorship, and part of the national Invited club network. (Public-course golfers head to Folsom's Empire Ranch or the Roseville courses, 10–15 minutes out.)
The equestrian layer is real and distinctive: Los Lagos maintains its own equestrian center, the rural corridors carry arenas and pastures, and acreage listings regularly include horse improvements. We'll be straight about this section: Granite Bay has very little commercial development, on purpose, and the everyday answer is Roseville (10–15 minutes west) or Folsom (15 minutes south). What it has instead is one genuine headline.
Hawks (5530 Douglas Boulevard) is the Sacramento region's destination restaurant outside the urban core — Modern American built on French and Italian technique, with five- and seven-course tasting menus that change at the chefs' discretion, a chef's table, and private dining. No other community in this guide series has its special-occasion restaurant in the neighborhood; Granite Bay does, and locals from Folsom and El Dorado Hills drive here for it.
Beyond Hawks: Quarry Ponds Town Center (5550 Douglas Boulevard) is a boutique retail-and-dining center built around landscaped ponds, and it hosts the PlacerGROWN Farmers Market on Sunday mornings, May through October. Raley's (6845 Douglas Boulevard) is the grocery anchor, and Bushnell's Garden Nursery is the long-standing local institution on the boulevard. The Granite Bay Golf Club's dining rooms serve members. That's honestly most of the list — and for Costco, Target, Whole Foods, and the mall, Roseville's Galleria and Fountains corridor sits one boulevard away. Most residents consider keeping the big boxes outside the community to be the point.
Granite Bay sits between the freeways without touching either — Douglas Boulevard runs west to I-80 at Roseville, and Auburn-Folsom Road runs south to Folsom and Highway 50. Residents generally consider that buffer a feature; commuters should count its cost.

The practical employment story: Granite Bay works best for Roseville-corridor professionals — the Sutter Roseville and Kaiser Roseville medical campuses, the I-80 business parks, and Rocklin are all inside 20 minutes — plus Folsom commuters and remote workers. Downtown Sacramento is a real 45–70 minutes in the rush window, with the I-80 approach through Roseville as the main chokepoint.
There is no transit story — no light rail, and at most commuter-oriented bus coverage. Teens drive or get driven; plan accordingly. Cycling is genuinely good in one specific way: Beals Point puts the American River Trail's start at the community's edge, so a committed rider can reach downtown Sacramento entirely off-road, and weekend road cycling on the rolling estate corridors is a fixture.
Granite Bay's social fabric runs through its schools, the lake, the clubs, and the golf club rather than through festivals — there's no Chicken Festival or Pow Wow Days equivalent here, and pretending otherwise would mislead you about the community's quieter texture. The civic structure reflects the unincorporated setup: the Granite Bay Community Plan and the Municipal Advisory Council are where land-use battles happen, the Placer County Library's Granite Bay branch (6475 Douglas Boulevard) anchors programming, and long-running fixtures like the garden club at Bushnell's fill the calendar. Safety underpins the reputation: crime runs well below California averages (NeighborhoodScout), turnover is low, and multigenerational ownership is common — families buy in for the schools and stay for decades.

Where Granite Bay is not the right fit: buyers under roughly $550,000 (the community simply doesn't have the inventory — Citrus Heights, Rosemont, and College Greens are the entry points in this series), anyone needing transit or walkable retail (East Sacramento is that life), and buyers who want new construction with warranties (Folsom Ranch and Roseville's growth corridors are the answers — Granite Bay's planning rules mean almost nothing new gets built).
